Erwin is the exact opposite in the Texas city of Corpus Christi in the Gulf of Mexico. Erwin encouraged her seller clients in the area to decorate. Many choose to put out the American flag, patriotic banners, and red, white and blue lights, especially those houses in the canal that will be exhibited on July 4.
“In my market niche, it actually helps,” Elvin said. “It adds to the vibe when you see red, white and blue lights, flags and boats (that) all decorated.”
In other markets, buyers may be so focused on prizes that your decor doesn’t matter. They will only care about whether the house has good bones.
What to do if you hold an open house in the fourth week?
With July 4 falling on a Friday this year, the long weekend became a prime time for serious buyers to visit their homes, especially those with the time to make an offer.
If you decide to schedule an open day, feel free to play the theme of April of July, and if it is not a decoration, you can choose food.
Over the past few years, Erwin has leaned towards the holiday spirit through plans for multiple open houses around July 4. She provided patriotic sugar cookies with flags, fireworks and “God Bless America” messages and even distributed mini American flags to tourists, impressed and attracted buyers during the long weekend.
“The United States is based on freedom of choice,” Elvin said. “Like, you have the freedom to choose to buy the house you need. So why not celebrate it? Why not celebrate the American Dream?”
Stars, stripes and for sale signs
Selling a home on July 4 may seem unconventional, but it may actually be a strategic move. The holidays mark many buyers, especially families, who are eager to settle in their new homes before the school year begins.
Serious buyers often use long weekends to house hunts to make them more motivated and ready to make a strong offer. As other sellers compete less, you have more flexibility in your buyer’s schedule and your list has a greater chance of standing out. Seasonal styles such as patriotic decor or theme open houses can also create memorable experiences that leave a lasting impression.
