A new report highlights the SA’s Nova Suburbs – based on recent sales methods for consecutive quarters, prices in these suburbs have increased.
Ryder’s price forecast index lists Australia’s top 50 suburban hot spots in autumn 2025, with seven SA areas on the list.
These include Campbelltown, Lake Morson, Modebury, Modebury Heights, Port Augusta and the Prospect.

According to reports, Campbelltown recorded 24.47, 48 and 59 sales for four consecutive quarters, while Mawson Lakes recorded 26, 50, 46, 59, 61 and 62 sales in the past six quarters.
Report author Terry Ryder said South Australia has been doing well on the national stage.

“South Australia ranks one or two in Australia in the past two years as reported by the CBA Commsec.”
Although in the past quarter or two, this may continue to benefit.
Once sales start to start rising in a region, prices usually follow within six to nine months, Mr Ryder said.
Although it is difficult to predict exact growth margins, in the past, regions he has been rated as “supercharged” typically grow 10% next year.

Mr Ryder added that many areas on his best performers list are just starting to see growth now, but it will start for a while – giving potential buyers a brief window to take action.
“What usually happens is that people don’t get active until people read about the boom period,” Ryder said.
“But by then, they missed the opportunity.”

Regionally, the report highlights the strongest markets in SA are Goolwa, Middleton, Hindmarsh Island, Strathalbyn and Victor Harbour, as well as the copper coast towns of Kadina, Moonta Bay and Wallaroo.

“More people want to live here permanently than just buying vacation homes, so I noticed young families moving here from Adelaide and Interstate because the prices are still more affordable than comparable interstates,” Ms Fry said.
“There are still a lot of retirees moving here from Adelaide, the whole area is moving wildly.
“The shortage of real estate is keeping prices rising, and these prices seem to be holding.”
