By comparison, the national average DOM is currently 53 days.
“What I’m going to say is that if the seller is pricing right and using real estate agents and brokers like me who are doing well in this market, we still have a very strong market.”
Median home prices are another measure that changes state by state. In Massachusetts, homes sold for about $725,000, indicating a year-on-year increase of 3.6%, while in New Hampshire, the median price was $565,000, reflecting a 4.6% increase last year.
“The buyers are still a little on the sidelines due to economic uncertainty. The sellers are still off the market and unfortunately many of them are overpriced because they are trapped in the idea of this unicorn era, which is basically the corporate era,” Sator said.
What does this mean for home sellers? While some areas remain competitive, rural and suburban areas show signs of a transfer to buyer-friendly conditions, stocks have increased and longer on the market. Sellers across New England may still find strong opportunities, but as buyers weigh more and more options, the right pricing and presentation is becoming more and more important.

The market in New England has traditionally experienced seasonal cycles, with sales rising in the spring and summer. This period spans April to August, tending to provide the greatest potential for maximizing returns. If your goal is to sell quickly, the best time to sell a home in New England will begin in March.
Since it can take weeks to find a buyer, plus about 40 days of closing financing, it is wise to list your property for two to three months before the busiest sales period.
“We are really cold in season. Four months of the year, it’s cold. But I think there’s always a buyer who wants to buy a home that has the right price and sells well,” Sarto said.
