According to Fazini, Tampa’s housing market has been cooling over the past year, with slower sales, more inventory and economic uncertainty affecting prices and buyer activity.

“The market is a little slower than what has been seen in recent years,” he said. “In just five years, we have seen 70% or more home appreciation in many cases. But over the past 12 months, the market has obviously started to slow down.”

Typically, Tampa homes are for sale within about 34 days of listing. This metric is called the market (DOM) in the real estate sector and measures the duration from listing the property to when the contract is signed. From a perspective, the National DOM is currently sitting for 51 days.

The median home prices in Tampa were about $407,400, down 3.8% year-on-year.

“We are now seeing a list of 40% to 60% of the activity in the market, which naturally puts downward pressure on pricing,” Fazzini said.

What does this mean for sellers? As more homes are available and fewer sellers, sellers need to set realistic prices and make their home stand out. “There is still a lot of demand from buyers, but if the home is priced in today’s market, if they are not ready or attractive, they will sit longer.”

When is the best time to sell a home in Tampa?

Tampa has traditionally experienced seasonal cycles, with sales rising in spring. This shows that the period from March to June is best for improving your returns. If your priority is fast sales, the best time to list Tampa homes will start in March.

Since it usually takes about 34 days to secure the buyer, and about 40 days of loan approval, it may be a good idea to list your property before the busiest sales period.

“Historically, the best time to list and sell a home is usually spring to early summer. In particular, I think May and June are the two months of best sales. It’s buyer demand tends to surge, and listings are faster,” Fazzini said.
