If you’re ready to sell your home in Seattle, you might want to make a strong sale – whether that means getting the best price or finding a buyer quickly. It’s important to work with top local agents and prepare for your home, but the timing of the list can also play a big role in your sales results.
To determine the best time to sell a home in Seattle, we spoke with Homelight Elite agent Hao Dang, who has 76% more single-family homes than most agents in the area. He also shared useful suggestions to make the sales process smoother and more successful.
Seattle Housing Trends
“It’s been in stock for a while,” Dang said. But recent trends indicate changes, with more homes entering the market, suggesting a possible move towards a more balanced playing field for buyers and sellers.
Houses in Seattle are usually for sale within about 2 days of listing. This timeline is known as the Days on the Market (DOM) on real estate, and measures the period between the date of a house being listed and the contract is signed. By comparison, the national DOM is currently 51 days.
Seattle’s median sales price was close to $925,000, reflecting a 1.1% decline in the previous year.
“If the home is priced at the price listed above, not the price for sale. If the home is listed for $1 million, sold for $1.1 million, and receives five offers, and you should be listed for $1 million, you should also get multiple offers. When you list $11 million, you may be staying for a while, and you should also stay in the week,” he said.
What do these conditions mean for the seller? Houses are still growing rapidly, but with more listings on the market, the price of competitive and good homes becomes more important. Smart pricing and thoughtful stage can help your Seattle property stand out and attract serious buyers.
