The five-bedroom French-provincial mansion in Wandin North has been listed for sale at $1 million higher than the local home price record.


A French provincial mansion with its own “nightclub” and private waterways is expected to sell its lesser-known suburban home price record for nearly $1 million.

The 256 Warburton Highway five-bedroom home in Wandin North was listed on Tuesday for a staggering $3.4 million-$3.7 million.

According to CoreLogic Records, the rural town has been holding its current home price record for nearly eight years and sold for $2.75 million to 40 Wandin Rd in 2017.

The undeniable grandeur of the property can prove its huge price, an example of the impressive fountain core in its front yard.

The approximately five acre property also features a kidney-shaped solar pool, suspended fire pit, all-season garden, three double garages, a private dam and a gardener’s office with shower, toilet and kitchenette.

The grandeur of the 256 Warburton Highway is undeniable.

Prospective buyers commented on the property’s huge appeal, and Agent Greg Earney said it was unlike any other home in the Yarra range.

Wandin North is located about 40 kilometers east of Melbourne’s CBD, with a median house price of $957,500, according to Realestate.com.au.

While the 256 Warburton Highway would be a big outlier in town, Earney said the property could exceed its highest asking price of $3.7 million – although it is currently priced fairly based on early feedback prices.

“It’s really hard to price,” he said.

256 Warburton Highway has a median home price of less than $1 million, and if sold, Warburton Highway will smash Wandin North’s record.
