Two Victorian wineries have been listed, providing opportunities to live and work in two of the state’s most scenic wine regions.

But buyers need not only a good vortex and olfactory technique, but also a deep pocket.

In northeast Victoria, Wareg’s Star Lane Winery has $3.5 million-$3.85 million hope, while in Red Red Hill on the Mornington Peninsula, Tucks Vineyard was once part of the famous Tucks Ridge Estate, listed as $880,000 to $8.8 million.

Star Lane Winery is a passionate project of Brett and Liz Barnes, who planted their first grapes in 1997 after moving from Broadacre farming in Riverina.

Their dream is simple, to create a boutique vineyard that produces super wines and provide a lifestyle worth bottling.

Now, nearly thirty years later, this dream is ready for the next custodian.

Star Lane Winery offers 18 hectares of vines, eye-catching wine cellar doors, and amazing lifestyle opportunities near Beechworth.

Star Lane Winery hosted a picturesque vineyard wedding with stunning views.

Set on 18.09 hectares, Star Lane includes mature Shiraz, Merlot and Chardonnay Vines, architecturally designed winery and cellar doors, climate-controlled barrel-shaped rooms and a charming two-bedroom farmhouse surrounded by a private garden.

“We built it ourselves, vines, barrel vines, barrels, barrels,” Mr. Barnes said.

“This land has been our lifelong job. Now is the time to let others bring their vision here.”

Star Lane’s two-bedroom home offers rustic charm and vineyard views in Victoria’s Highlands.

Chris Fahl, director of YPA Mornington, said the property makes it ideal for new or expanding wine labels.

“Brett personally managed the entire property, which was a great setup,” Farr said.

“You can run a vineyard, open a restaurant, rent it out, or enjoy the lifestyle.

Surrounded by mature trees and a private garden, the farmhouse is perfect for a full-time living or a vineyard manager’s residence.

Polished floors, surrounding balconies and sunny sleep bring warmth and light to the starry and stripes.

“There are more vines or more space for boutique accommodation.”

Mr Fahel said the wine world in Beachworth is home to heavyweights like Giaconda and Sorrenberg, where there are local Chardonnays, which are now considered the best in the world.

The architect-designed winery by Star Lane includes climate-controlled barrel-shaped rooms with an upstairs deck overlooking the vines.

“Beyond that, there are plenty of opportunities for the booming cyclical tourism industry, with $10 million railroads crossing the front doors of the alley, as well as cellar doors, farm parking and activity potential,” he said.

Further south, Tucks Vineyard on the Mornington Peninsula offers vineyards in one of Victoria’s closest wine areas.

Tucks is set on the 9.99 hectares of Shoreham Road Strip in Red Hill, with Pinot, Chardonnay and Savagnin Vines, and is equipped with fully licensed restaurant and cellar door facilities, as well as a two-bedroom inn.

Red Hill’s Tucks are 9.99 hectares of vineyards, Pinot Noir, Chardonnay and Savagnin Vines, as well as restaurants and hostels.

The two-bedroom hotel in Tucks offers a quiet base in the vines and has the potential for Airbnb or luxury accommodation.

Kay & Burton Flinders director Tom Barr Smith said the product was extraordinary for Red Hill, where tightly held vineyard properties are rarely sold.

“The site comes with a valuable restaurant and alcohol license, allowing 100 customers and up to 450 special events,” Barr Smith said.

“It’s a huge start for anyone looking to get into the food scene in the Mornington Peninsula.”

Tucks is a rare opportunity to own part of the Mornington Peninsula wine heritage.

Tucks’ licensed restaurant and cellar doors can accommodate up to 100 seats or 450 activities.

Although the vineyard is currently in operation, Barr Smith said the adjacent hotel space has been rarely used in recent years, providing new owners with blank canvases.

“It’s not a continuous commercial sale, it’s a real estate opportunity,” he said.

“Vineyards thrived, but the hospitality industry has huge undeveloped potential.”

Tucks’ commercial kitchen is well equipped and perfect for reviving in the heart of Red Mountain Wine Country.

Surrounded by established gardens and rolling hills, Red Hill Home blends the charm of a vineyard with lifestyle flexibility.

Slightly deviating from the main tourist road, providing privacy without sacrificing distance from the main attractions, including nearby neighbors, including Montalto, Palinga Estate and other big names, tractors for ten minutes.

Director Kay & Burton Flinders said the timing is perfect for buyers seeking long-term value.

“Today, it’s expensive to build a vineyard property from scratch,” Barr Smith said.

Tucks’ hotels have been used for staff but may become high-end Airbnb or short-term, but need to be approved.

“Here you get a huge start. Also, we believe the market is approaching the bottom of the cycle. This is a smart buying opportunity.”

Both listings are expected to attract interest from the buyer portfolio, including high net worth individuals seeking a lifestyle change, boutique hotel operators, and wine brands looking to expand.
