Deagon is surprisingly included in Queensland’s top 10 lifestyle suburban list.
A lonely Brisbane suburb is holding its own life with Gold and Sunshine Coast, rated as the best market for lifestyle and growth in Southeast Queensland.
The MCG Four-Board Lifestyle Index ranks four Gold Coast and five Sunshine Coast suburbs in the SEQ Top 10, and Deagon is the only Brisbane suburb Deagon in No. 8.
The study was commissioned by MCG quantity surveyors using suburban data, using four key lifestyle factors for beach access, natural environment, urban facilities and family-friendliness, and covered long-term price indicators.

Ten “Almighty” regions combine strong lifestyle appeal with some of Australia’s most resilient price growth.
Mike Mortlock, director of MCG quantity surveyors, said the purpose of the study was to uncover suburbs across Australia and provide lifestyle as well as long-term growth potential.
“It turns out that a more consistent growth market is integrated into the lifestyle component,” he said.
Deagon’s median listing price is $650,000, offering affordable properties from Moreton Bay and a 30-minute commute from CBD.
Jacqui McKeering of McKeering said Deagon has long been a “small secret” in the Brisbane property market.
“No one really went looking for Digon – they found it,” she said.

“When people come to the suburbs of Bayside, they are related to Brighton because many of the seaside towns around the world are named Brighton.”
“Then they found Deagon, and they could see the rail lines there, good school catchment areas and the proximity of private schools in the area.”
“What buyers also like is that it can be closer to downtown Sarmongate and the water than some areas of Sandmen.”
Ms. McKelly said Deagon is popular among homes and downward realms, although the price of the first home buyer is on the market as property values grow.
“It’s more affordable than wealthier neighbors including Shorncliffe and Sandgate, but still has walk to all lifestyle attractions,” she said.
“Many young families are like Deagon because they can get more sensation for Buck.

“There are many new homes compared to Shorncliffe and Sandgate, and many lows for those who are price cutters.
“As an investment suburb, it does make a lot of boxes too.”
Ms. McKelly said Deagon has great opportunities for future development and price growth.
“Close to the bay and public transportation, you can see it continuing,” she said.
Mudgeeraba-Bonogin leads with its balance of size and city access and close-range with amenities, Burleigh Beach and Tallebudgera Creek.
The report believes the area is in the mid-price range, with an average home price of $1.295 billion.
Kahlee Townsend of Ray White Robina said she was named No. 1 with her Mudgeeraba film – Bonogin.
“I believe this is undervalued for what you get,” she said. “Its land and residence, close to a mixture of transportation and schools, you go to the beach, hospital and shopping center for 15 minutes.”

The four residents on Mudgeeraba 59 Rainbow Drive are located in the 852 square metre block and sold for $1.51 million on July 29, 2025.
“There is a sense of an older community with accessibility to a new age.”
Ms Townsend said after the mess, buyers are more inclined to live in the hinterland of finding more land and simpler life.
“Because people are busy moving to gold coats, the hinterland gives a lot of people really looking for a slower, calm environment,” she said.
“To get into the seaside suburbs, you need to compromise, but the price is on the rooftop.
“The buyer wants land.
“The need for dual living is becoming increasingly obvious, with tighter affordability and availability.
“Area can provide dual life, whether it’s an extra income, an elderly parent or helping children enter the market.”

On July 14, 2025, the five-bedroom home located at 56 Bonogin Road, Mudgeeraba, sold for $1.46 million.
The second place is the Gold Coast’s “premium” price Currumbin Valley – Tallebudgera ($1.62 million) for a similar reason to Mudgeeraba – Bonogin.
The second is the nearby “Affordable” Labrador ($785,000) as it is close to jobs, Griffith University, Parkland and the Coast.
Calendra West is ranked fourth for the Sunshine Coast – Baringa ($734,000), followed by Aarona – Currimund ($872,000), Maroochydore – Kuluin – Kuluin ($1.085,000) and Calandra – Kings Beach ($799,000).
The top 10 are Bightta Waters on the Gold Coast ($728,000) and Peregian Springs on the Sunshine Coast ($1.353 million).
In the national lifestyle index, the SA3 market is discussed, with two Queensland regions ranking in the top ten.
Townsville ranked sixth and Southport ranked nineth.
Mr Mortlock said the four-pillars lifestyle index is different from a recent series of reports from buyer agents.
The report found that Deagon has all indicators of long-term performance for lifestyle suburbs.
Many of these reports, he said, are shortsighted, revealing the “darling of spreadsheets”: a sustainable location that looks good on paper but doesn’t always have a decades-old property.
“These reports usually look at short-term available data,” he said. “This often provides a range of short-term forecasts, but does not always indicate good performance in the long term.”
“And, given the high transaction costs in real estate, it’s usually real estate purchases, whether it’s a home or an investment. It’s a very long-term game.”
Mr Mortlock said the MCG report considers a range of indicators that have a positive long-term impact on property values, but short-term power is unlikely to change factors.
“We looked at the factors that are always demand,” he said.

“They are attributes that help the market far outweigh long-distance businesses. We know buyers will pay a premium for owning them.”
Features sought by family seekers include easy access to the beach, facilities, a work hub and top schools.
“All the pillars we’ve seen are attributes that real estate agents have always emphasized, and are the most relevant point for home buyers,” Motlock said.
