House values have increased again in the past four and 12 months, SA and Adelaide Metropolis Adelaide Metropolis, which are figures for the total number of valuers in the second quarter.
But for most people, real estate is a long-term game. This is the asset they hold and only realizes the value growth when they sell value growth to the track.

So, the Sunday Mail misunderstood the numbers in its latest appraiser report, showing that these suburbs have recorded the greatest value in the past five years.
In the northern suburb of Adelaide, Davoren Park is the first suburb that recorded at least 10 sales in the quarter. Over the past five years, home values in the suburbs have increased by 203%, increasing home values from $188,750 to $572,500, up $383,750.

Elizabeth Downs finished second with a 183% increase, with an increase of $362,250 from $197,750 in 2020 to $560,000 today.
Although Adelaide’s northern suburbs occupy the top 10 growth list, the state is seeing huge gains.

In the last five years, medians in O’Sullivan Beach and Hackham have increased by more than 150% – 163% and 153% respectively.
The owners of the eastern suburbs were smiling, with Magill and Newton standing out, with both records increasing by 72%.

Of all homeowners in the western suburbs of Adelaide, homeowners in Somerton Park and Grange saw the greatest value, with homes in Somerton Park growing 132% and farm houses growing 109%.
Winners, mountain residents (increased interest due to league lockdown, home values all increased significantly – also winners.
Woodside and Bridgewater homes are a bunch of them, up 153% and 99% respectively.
Mike Lao, who sold in the northern suburbs, said Covid certainly fueled northern growth in Adelaide, while gentrification and improved services promoted home prices.
“Covid has really caught the attention of many interstate investors because of its low prices and high rental yields,” he said.
“Local buyers are also turning their attention to the north as their prices are priced from other suburbs.
“They also realize that, as part of the government’s growth strategy, through infrastructure upgrades in the region, what may have been a bit stigmatized now offers a wonderful way of life.”

Darryl and Ede-Leigh Both sold their 4th cawrse street, Davoren Park property through Mr Laos, who said they loved their 16 years in the suburbs and saw a huge change.
“Playford City is probably one of the fastest growing council areas in the state, and if not the state, there are an average of 10 people moving every day,” he said.
“This has brought about some major infrastructure upgrades and has really improved the image of the region.

“It has really soared over the last five to six years that our houses may be worth nearly twice as much in five to six years.
“It’s a great suburb with real people – our neighbors are lovely and we all follow each other – we love it here.”
While Covid certainly helped most of SA’s markets, it grew the growth of value, but it seems like a suburb has been around for a long time.
Norwood, the only suburb on the eastern edge of the city, had at least 10 sales in the second quarter of 2025 and 2020s, recorded a loss of value, with a median value drop of $186,700.
Its median was $1.31 million in 2020, compared with $14.967 billion in 2020.
