In less than two weeks, a two-bedroom half-bedroom parking in a bustling Neni suburb was snapped up in less than two weeks, a million dollars more than it sold for two years ago.

The Newtown property at 12 Alice Avenue underwent a minor refresh but no major renovation, which demonstrates the value of the home stated in the ideal location.

But Kate Ferrante, a sales agent from Adrian William Real Estate, said that the result is another key factor behind it. She spoke with realestate.com.au to unravel what made the home sell.

The property: Two-bedroom, one-bathroom, one-car space home at 12 Alice Avenue, Newtown, New South Wales. It was auctioned for $1,840,000 on September 16, 2025.

Built in 1910, the semi-detached house is set on a 158 m2 block, full of period charm and has a versatile garden studio, all of which are located in bustling, restaurant-filled King Street and the steps of the Marickville Metro.

Suburban snapshots: According to Proptrack data, the median price of a two-bedroom home in Newtown is $1,650,000.

Median house prices in Newtown have risen 9.1% to $1.91 billion over the past 12 months. Units jumped 7.4% to $838,000.

What’s the most interesting thing about this sale?

Two things stand out for us: the shortage of inventory at the time and the rare advantage of the parking lot. Both of these main value drivers are in competitive new towns.

How long does the property on the market last?

The home was put on the market for 12 days before it was sold under the hammer. In comparison, the average market days for realestate.com.au is 41 days.

What was the initial feedback you received from potential buyers?

The focus of early feedback was that the lounge area felt small, but buyers have been commenting on the property’s attractive facades and overall presentations. The initial price estimate revolves around the $1.7 million range of about $1.7 million.

Do you use the previous sales price as a reference point when talking to a potential buyer?

We are completely transparent about the property’s history, including previous sales prices and reasons for the vendor’s move. However, our focus is on emphasizing the current value of the home, improvements and strength of the local market.

What does the owner need to complete the “refresh”?

The owner invests meaningful upgrades: a new kitchen and deck to maximize the backyard.

What kind of buyers do you see in an open house?

We mainly see the interest of couples and young families who already live in or around the area. Recognize the lifestyle and convenience provided by the property to buyers.

How many parties register to bid or make an offer?

Before the auction, we attended three serious parties, each fighting for the house.

Is the future forecast for the region?

I would say this result reflects the strong demand we are currently seeing in Newtown. A two-bedroom home, good land size and rare advantage of parking always attract strong competition.
