The South Australia property market appears to be immune to the winter blues, with new data showing four suburban real estate agents selling homes or units every day.
According to PropTrack sales data for the past 12 months, Adelaide City has recorded the highest sales of individual property types, whether houses or units, in any suburb in the past 12 months, and added an impressive 554 unit and apartment sales.
The median price of these prices is $535,000.

Mount Gambier in the southeast of the state ranked second, with home sales of $498 in the year, bringing the median to $499,000.
The other two suburbs record sales of more than 365 homes and units, and are Morphett Vale in the southern suburbs.
Mount Barker has recorded 480 home sales over the past year, with a median of $733,940, while Morphett Vale has sold 391 home sales.
Its median is $700,000.
Murray Bridge, Aldinga Beach, Munno Para West, Paralowie, Port Lincoln and Andrews Farm were among the top ten, all for home sales.

Ray White Adelaide City Agent Andrew Downing, who has sold 32 properties in the city over the past year, said apartments are popular.
“We have been selling in the city for a long time, and many of our clients used to be investors, but now a lot of people want to live in the city, so I found that the quality of the buildings is improving, so we are looking for a lot of people who are going down in Taichung because there are a lot of quality there because the infrastructure there is great and there are some wonderful events here, he said, and there are some great events, too.

Mr. Downing said value growth – usually weak in cities, as much of the value of the property is on its land – also improved.
“Looking back over the past few decades, if you bought it in 1995 and sold it in 2010, you would be lucky to be able to get back money in some parts of the city, but now if you are making money in the real estate you are building, you are buying the program in a rising market,” he said.

“The foot is still very much on the throttle and looks like it will slow down very quickly.”
