Windsor Ave’s Waverley Mount Family Home is customized from scratch, and Windsor Ave blends smart design with luxurious finishes.
It started with a piece of dirt and dreams, and now this custom Mount Waverley construction has entered the market for the first time.
After returning from London and squeezing into a small South Bank apartment with newborns, Trinh and Marcus Sia are ready to build their forever family home.
They found the perfect neighborhood on 32A Avenue in 32A Windsor Ave, Waverley Hill, within walking distance of the train, divided for top schools and perfectly placed between two groups of grandparents.

As Trinh Sia recalls, “it’s always to be where we build our lives.”
“When we got married, we bought the land and left it to live on the South Bank for a while,” Mrs. Sia said.
“Once our daughter Paige started crawling, we knew it was time to move, so we built the house and were willing to raise our kids here.”
The result is a completely separate, custom designed home with a low maintenance block of 416 m2.
Peter Serafino of listed agent Buxton Mount Waverley said Ready Ready Home provides buyers with space for a home that can easily become a townhouse.
The central open living area becomes the core of the daily life of the SIA family, who raised three children in a custom-designed house.
The kitchen forms part of a seamless open layout designed for cooking, partying and everyday home connections.
“There are no shared walls, no shared driveways, and no lot of thought in the floor plan,” Mr Serafino said.
“It appeals to lifts, droppers and professionals.”
Built to grow with the family, SIAS designed an open floor floor with its central living, dining area and kitchen area quickly becoming the heart of the house.
The backyard and covered open-air area are for family gatherings and host numerous birthday parties and barbecues.
Another living area upstairs offers children their own retreats, balancing the layout of the house between shared and private spaces.
“This is where everything happens,” Mrs. Sia said.
“Despite trying to make a toy room, the kids are always here to play.
“This is where we host family dinners, birthday parties and daily life.”
As the kids age, this is a three-bedroom home that develops.
One of the home’s stylish bathrooms has a separate bathtub and premium finishes designed to feel like a personal spa.
Mrs. Sia said a spare bedroom became the work office of her husband Marcus during Covid, and a part of the master walk-in robes were reconfigured to create a fourth bedroom for their young son Aiden.
“We know every inch of the floor,” she said.
“We designed it ourselves and raised all three of our kids here – Paige, Riley and Aiden. Letting go was emotional.”
Natural light, spotted glue flooring and double glazed stacked doors can enhance the flow to the sunny backyard and covered open air, while the upstairs offers two separate living areas and a flexible home layout.
Stone benches, premium appliances and walk-in pantry complete the entertaining kitchen in the 32A Windsor Avenue kitchen.
Buxton’s Peter Serafino said it stands out for buyers right now.
“The level of completion stands out for buyers,” Mr. Serafino said.
“From wooden floors to natural light, it feels like a well-built, heart-filled home.”
The home is located in the coveted Waverley Hills Middle School District, from Waverley Hills Village, Jordanville Station, the school and walking trails.
Spotted gum floors, double-glazed stacked doors and natural light make the living space stand out for Waverley Hill.
However, one of the biggest long-term draws remains: the Suburban Railway Circulation, which opens in 2035, will shorten travel time to Monash and Deakin within about 15 minutes of home.
“This infrastructure adds serious value,” Serafino said.
“In the next decade, properties like this could lead to $500,000 to $1 million growth.”
For SIA and wife, the benefits of the region go far beyond the numbers.
“The community is great, we can walk to the library, the local shops, the game group – I don’t have to load the kids in the car every day. It’s a big difference,” she said.
Once completed, the Suburban Railway Loop will connect Waverley Mount with Monash University to Monash University in just 12 minutes via Glen Waverley Station.
As the kids grow up, the family’s next move is not far away, as long as Mount Waverley opposite arrives at a house with more outdoor space.
But they say 32a Windsor Avenue will always be their first real family home.
“We hope that anyone who lives here next will feel the moment they walk into the door,” Mrs. Sia said.
“It’s really a special place.”
Windsor Ave Home’s price guide is $1.65 million to $1.75 million and will be auctioned on July 5 at 11:30 a.m.
