Ray White chief economist Nerida Conisbee said why people should sell it in the spring, but the excess of property could cause prices.


New data from the explosion myth is the best time to sell homes in the spring, when every Geelong suburb has reached the highest dollar.

Ray White’s research found that a handful of Geelong suburbs scored the highest in the spring months in September, October and November.

This study analyzed residential property sales worth 10 years to detail the months of median highest and lowest home prices in 77 districts in Geelong, indicating that February, March and April are the best times for sale in many areas.

Nerida Conisbee, chief economist at Ray White, said the study reveals the busiest sales drawbacks of the year when improving the weather and gardens that make the most sense for many.

“It makes a lot of sense. People traditionally like to sell in the spring because their homes look better and they want to get in before Christmas,” Ms. Conisbee said.

“All of these things lead to higher levels of activity in the spring.

“But the reality is that trying to sell in a very busy market or providing good market is more challenging, so it makes sense to sell at other times.”

The three-bedroom home at 53 Moreton Bay Drive in Highton is on the market, with prices ranging from $750,000 to $800,000.


The three-bedroom home at 6 Helen ST in Rippleside is expected to be sold for $1.35 million.


Data reveals homes in Highton, Central Geelong, Rippleside and St Albans Park achieved their best in the spring.

Among the 15 most expensive areas in the spring are Lethbridge and Bannockburn, Cullevis and Charlmont, and Fairhaven and Anglesey on Surf Coast.

January is the best month for coastal areas such as Belbrae, Bremlia and St. Leonards, as well as sales months for downtown Geelong west and south Geelong, according to research.

February, March and April are the best months for the 32 suburbs, including Lara, Corio and Bell Park in the north to Grovedale, Newtown and Leopold, Leopold, Torquay and Torquay and Ocean Grove.

Ray White Lara Agent Matthew Wade-Taylor said sellers face more competition from buyers during the busy spring.

The four-bedroom home in Meda Court, 5 Gredale, is on the market with a price hope to range from $740,000 to $780,000.


The two-bedroom home in 4 Queens is listed for prices ranging from $1.1 million to $1.2 million.


“A lot of people do want to go to the market in the spring. They think the weather is great, the plants, the gardens, everything looks perfect,” he said.

“Earing the spring, you’re participating in more competition.

“I saw more surges in the cool months. There wasn’t a lot of stuff on the market, so I competed with buyers.”

But Mr. Wade-Taylor said most buyers don’t pay attention to them when they sell.

“I always say to my clients that the best time to go to the market is to be ready.”

While Winter is the best time to sell in Armstrong Creek and Belmont, research shows that the season is the slowest market in many suburbs, with 17 recording the lowest sales price in August, followed by August 14.

The three-bedroom home in Cardross Court, Corio No. 8, is on the market with a price hope to range from $520,000 to $560,000.


The four-bedroom home at 31 Torquay Briody Drive is on the market, with prices expected to range from $999,000 to $1.05 million.


A quiet month like June could be strong, said Ray White Highton’s agent George Politis.

“People will follow a house that might be 100% correct for them, not 100%, so they would accommodate the market at the time,” Politis said.

“In the spring, you already have a large influx of homes, so the desire for buyers will become smoother because instead of looking at five properties, you’re looking for 15 in the spring market.”
