Model Jennifer Hawkins and husband Jake Wall’s Whale Beach Mega Mansion are still in progress four years later, while a savvy neighbor bought the land in a non-market deal.
Although Hawkins and Wall’s development company J Group Projects is still developing the huge property of 24-26 Rayner Rd, it is still at the “Taj Mahal” at Whale Beach, which is still under development despite controversy and neighbors’ complaints about the construction industry.

Mr. Wall is working on the development, but local sources have confirmed that the purchaser of 30 Reina Road, a private deal was completed in 2023 for $7 million.
Property records now show that a company owned by neighbor David Appleby has warned the property, and he reportedly spent about $30 million.

Mr. Appleby also began demolition work on No. 30 to add to the already huge whale beach scene.
Although local agents claimed Mr. Wall respected his neighbors very much during the construction process, many reports have been reported about complaints from neighbors and disruptions to the community.
Rayner Rd is a close attraction with nearly half of the properties with coveted sea views, but there has been a series of adjacent sales since the demolition and construction began in 2021.

In early October, two more properties on the street were listed and opened for inspection – 18-20 Rayner Rd, a 1733 square metre property with 30m ocean boundaries; and 19 Rayner Rd, described as a north-facing sunny residence with four bedrooms.
In February, the 23 Rayner Rd sold for $5.2 million, while the 21 Rayner Rd sold for $4 million in 2023, while the 27 Rayner Rd also changed hands during the demolition period.
Other recent sales on the road include No. 9 and Mr. Appleby’s No. 30 purchases.
Unknown whether sales are related to construction.
Reports and images show that Utes and the trucks blocked the streets during the construction process, as locals say off-road parking is nearly impossible on already narrow roads. The owners also claimed that their driveway was blocked for several hours.
Rayner Rd has only about 30 homes on the street, with almost half of them having ocean prospects.

Currently, a property on the street at 25 Rayner Rd is for sale, through McGrath Pittwater agent Luke Nolan-Harris and Laura Mears, with a price guide of $5.35 million.
The property has stunning sea views and features four bedrooms and four car spaces.
“Whale Beach is a very unique place, so you don’t sell a lot of properties,” said Mr. Nolan-Harris.
“It’s a private suburb, and Rayner Rd is very unique. There are only 30 homes, about 30 percent of them are Ocean Front.”

Mr. Nolan-Harris said Mr. Wall was very “respectful” to his neighbors as the building continued on the 24-30 figure.
“With all the constructions, there will be some degree of interference, but I don’t see that it affects the value of the property,” he said.
