Blackburn units sold for $745,000, surpassing the suburbs’ median by more than $100,000, before being the first buyer before the auction.


The seller was stunned when Blackburn buyers paid $115,000 in the suburbs to grab the two-bedroom unit before the auction.

The latest home on 2/100 Main St shakes hands for $745,000 after a family rent in Blackburn South made pre-auction entertainment too strong to resist.

Paige Heavyside, Heavyside, said the property is $650,000 to $710,000 under guidance prior to the September 20 auction.

“Their starting price is $710,000 and the seller thinks, ‘We’ll get it to auction’,” Ms Heavyside said.

“Then they came back for $740,000 and finally came back for $745,000. It was impressive and the sellers were excited.”

The median suburbs of two-bedroom units are at $630,000, meaning the deal is down by more than $100,000, according to PropTrack data.

New owners plan to move right away, the home offers 2018 kitchen and bathroom renovations, fresh paint, wood floors and a brighter open design.

Ms Heavyside said: “Buyers love the property they can walk into without spending more money.”

“The refurbished units are particularly attractive to droppers and first-time residence buyers.”

The renovated kitchen includes stone countertops, Bosch appliances and smooth cabinetry.

Ms HeavySide added that starting October 1, the federal government’s 5% deposit plan is expected to intensify more demand.

“Spring always brings more lists, but the program is talking a lot.

“My advice to buyers is not to assume that everything will be under the hammer.

“Always ask a question, you might have had the opportunity to buy it before.”

The updated bathroom is part of the 2018 renovation.
