The residence of retired Publican Robart Richards and his wife Mary Lou’s Grand Randwick has returned to the market with a more attractive price guide 18 months ago.
With the trophy fired, agents expect that the seven-bedroom home overlooking the Centennial Park at 87-89 Darley Rd will still break the $1.435 million suburban record set in 2023.
Last year, Ray White Double Bay’s Kate Smith and principal Elliott Placks provided a $20 million guide to the incredible home in a 1,349 square metre block called “Darly of Darley Rd”.
It didn’t find a buyer at the time, but the two were confident that it would conduct a guide to the October 23 auction with its new $14 million guide.
“It’s likely to break the record in the suburbs of Randwick,” Smith said.
“The market has been cancelled and confidence is high.
“Selling in the prestigious real estate market so far has been impressive, with Randwick’s new suburban record going to be the highest cherry.”
The Ray White Double Bay team lags behind the top three this year, including the waterfront that costs more than $60 million.
