The buyer behavior of the auction house, especially at auctions, is changing.

Kate Smith of the Kate Smith property said that although the home previously attracted a lot of bid registrations before auction days, now the way buyers play the tactics about when they are going to and how they submit their offer is being tactical.

“Overall, we didn’t see a lot of prepaid quotes – it seems that the buyer’s strategy changes every now and then,” she said.

“It’s not typical to register a day before now.

“I think buyers might think that if the supplier may set a higher reserve of pre-registration.

“So we did find that most of our registrations were on the same day, with an average of five registered per property on our property.”

Ms. Smith is currently selling the state’s closest (on Realestate.com.au) auction property this weekend, an amazingly renovated home located at Semaphore Hart ST 117.

The four-bedroom home will be auctioned at 10 a.m. Saturday without a price guide.

“Our view and attendance are high and we expect great results on the day,” Ms. Smith said.

Ms. Smith said the interest in the house was a mix of first-time family hunters, second-time buyers, investors, young couples and families.

She said homes that are not sold soon after, which are not sold.

“We had an auction in Exeter on Saturday, which was held Wednesday night and was contracted with four other offers,” she said.

“80% of homes that are not for sale within 10 days will be for sale within 10 days.”

Adelaide is preparing for another stable auction weekend, with PropTrack data showing more than 100 properties will be under the hammer in the next few days.

According to data, there will be 116 homes in the auction blocks across the state this weekend – 110 people in the Adelaide Metropolitan, with the other six in SA.

That’s more than 115 auctions next weekend, but it’s down 31% from the figures last year’s weekend.

Mawson Lakes, Adelaide’s hottest auction suburb, will be auctioning four properties this weekend.

In the west of Adelaide, the Adelaide Mountains and the Valley Fullerton are in the northern and northeastern suburbs of Adelaide, with three properties to be auctioned every weekend, two in Beaumont before two.

The other four SA auction properties this weekend are 1/269 Donald Bradman Dr, Cowandilla, Woodwood RD 738, Pasadena, 39 Fulton ST, Gilles Plains, Gilles Plains and 3 Priscilla ST, Prospect, Prospect.
