Understand the process
My first time ordering a direct mail event, I don’t know what I’m doing. Fortunately, these companies make getting the job done relatively easy (I find that more expensive companies offer better customer service).
You need to spend some time setting everything up and setting up all the settings when you first work with the company of your choice, but once you figure out the email, it can be very fast, easy to set up and send future campaigns.
In most of my emails, my recipients receive their emails about two weeks after placing their order when using standard pre-postage. When I use top-notch postage, I receive it about a week after placing the order. Depending on your order size and the recipient’s geographical location, time can be faster or slower.
Response rate
What kind of response rate should you expect from your email campaign? What is considered “good enough” to measure success?
First, your response rate is almost entirely dependent on:
- Which list are you using,
- Where do you get the list, and
- How do you filter recipients
The whole idea behind putting together the list is to get the wrong person out of the list, so you only send mail to what you most likely need, while also the mold that suits the property you want to buy.

In my experience, when sending mail to the default tax list, my response rate can range from 1% to 5%, but these results are exceptions, not rules.
When sending the message to a list, I get a much lower response rate when I pull the message from a data service like Datatree or Propstream. Sometimes it will be higher, but I know that if it drops below that aspect, it has to be adjusted.
