Up to 8,000 new residents can live in this redeveloped area, which is rejuvenating and making room for businesses, community services and new homes.

The South Australian government has released the Stanwak Port master plan to change the southern coastline of Adelaide.

The former refinery, about 25 kilometers south of Adelaide, ceased operations in 2003 and will now make room for a new community that provides a new community for an expected 8,000 new residents.

The site was identified as part of the draft plan for the Greater Adelaide Region and is an opportunity for new housing, employment areas and public places that the government describes as one of the few “strategic fill sites” in the southern suburbs of Adelaide.

This is due to the geographical challenges of the coastline and its proximity to the protected McLaren Valley.

The new amendment aims to unlock 230 hectares of land and allows 3,600 apartments, townhouses, senior care and low-density homes.

SA’s Minister of Housing and Urban Development Nick Champion said the project is an example of repurposing new underutilized communities.

“We are committed to ensuring that this development not only provides housing and work, but also returns the beautiful range of our coastline to everyone for everyone to enjoy,” Mr Champion said.

“With the launch of the amendment to this Code, the new port stanvac has gone from being a concept to the ongoing work.”

In the second half of 2024, developer MAB and site owner Exxon Mobil announced plans to use a complete website of new homes, open spaces, jobs and community facilities, and redeveloped the beach to access areas currently inaccessible to the coastline.

To this end, 40 hectares of coastline can be used for beach access, and the government expects to receive $8.5 million in benefits for local communities each year.

Black Alex Dighton members say the preservation of the shoreline will benefit the surrounding communities.

“For our community, it’s a very exciting development to preserve and public access to the 40 hectares of coastline, including the spectacular beaches,” Mr Dighton said.

“3600 living residences, a mixed residential type home, will provide an important housing supply for residents who want to reduce the size.”

About 64 hectares of time in the area will also be used for employment purposes, including retail and commercial purposes within the new neighborhood center.

Port Stanvac is close to the main transportation routes of Lonsdale and Dyson Road, as well as the Seaford Train Line located next to the east side of the site.

More than 30% of the site is expected to become open spaces as well.

MAB expects first residents to be ready to move in 2028.
