Phoenix Housing Trends
According to Rogers, the Phoenix housing market is heading towards higher inventory levels and a more balanced environmental trend, giving buyers more options and time to make decisions.
“If I had to describe the Phoenix Metro Real Estate Market right now in the spring of 2025 summer 2025 spring, I would say it’s a good time for buyers to go out shopping and do a few sales of their homes,” Rogers said.
Usually, it takes about 71 days on the market after it goes online. This duration is called “Days on the Market” (DOM), which measures the length of time between the date of listing and the signing of the contract. In the context, the country DOM is about 50 days.
Phoenix’s current median sales price hovers around $475,000 at nearly $475,000, reflecting a 3.1% decline in the previous year.
“We have absolutely positively active lists of thousands of active ones,” Rogers said.
So, what does this mean for sellers? Sellers should prepare for longer sales schedules and competition among buyers as homes are prepared with more homes on the market than in recent years. To attract interest and help your home stand out, it is important to compete for your home and make sure it performs well in photos and in person.

Phoenix usually follows a seasonal pattern, with sales beginning in early fall. This means that the period from September to December is often an ideal window for selling homes at the highest prices. If your goal is to sell quickly, the best time to list your Phoenix properties is July.
Because it usually takes 71 days to secure a buyer and about 40 days to get the buyer to complete the loan settlement, you may need to list the homes a few months before the peak season.
